Bangalore Development Authority Plans 11 Layouts Along Peripheral Ring Road
The Bangalore Development Authority (BDA) aims to develop 11 layouts along the Peripheral Ring Road (PRR) in Bangalore, also known as the Bengaluru Business Corridor. However, landowners in these areas are opposing the proposed acquisition.
Resistance from Landowners
Many farmers said they are awaiting the issuance of a preliminary notification by the BDA so they can challenge it in the Karnataka High Court.
- Concerns over land compensation: Farmers are unhappy with the BDA's compensation package, citing the Dr. K. Shivaram Karanth Layout as an example.
- Opposition to land acquisition: Landowners are opposed to the acquisition of land for any layout in their village.
- Proposal for land pooling: To prevent a land acquisition quagmire, there is a proposal to opt for a land pooling model for these layouts.
Land Pooling Model
Under the land pooling model, no land is acquired by paying compensation, but landowners give up land parcels and receive developed land in return.
- Benefits of land pooling: Landowners get nearly 19,000 sqft of developed land per acre, double of what BDA gives as a 40:60 compensation package.
- Vertical growth: There is a proposal to opt for larger plots and go for vertical growth in these apartments, rather than individual sites.
Expert Opinion
Urban infrastructure expert Ashwin Mahesh said that developing a road in a vacuum doesn't provide any benefits. It should be accompanied by an area development plan.
Senior Official's Statement
A senior official said that there was a proposal to go for land pooling to develop layouts along PRR. This scheme aims to link land pooling with the PRR itself, making it a more feasible option.
