Bengaluru's e-Khata Initiative: A Milestone in Property Documentation
The city of Bengaluru has achieved a significant milestone in its e-Khata initiative, with over 25 lakh properties now under the electronic system. Deputy Chief Minister D.K. Shivakumar announced that over 7,000 applications have been processed, paving the way for improved transparency and compliance.
What is e-Khata?
An e-Khata is a digitally maintained property certificate that records ownership details, tax status, and property classification in a centralised system managed by civic authorities. The electronic format allows for real-time updates and easier verification, reducing discrepancies and manual errors.
Benefits of e-Khata for Property Owners
- Improved Transparency: e-Khata provides a clear and secure record of property ownership, reducing the risk of fraud and errors.
- easier Verification: The digital system allows for quick and accurate verification of property ownership, making it easier for buyers and sellers to conduct transactions.
- Streamlined Property Transactions: e-Khata enables seamless movement of ownership data between government departments, improving efficiency and reliability in property transactions.
How to Download e-Khata
Property owners in Bengaluru can download their e-Khata online using their SAS Property Tax ID. The digital initiative is available across the five city corporations under the Greater Bengaluru Area.
- Login to the official e-Aasthi portal using mobile verification and enter the property tax ID linked to their property records.
- Users can download the e-Khata instantly or receive a link via SMS or WhatsApp to their registered mobile number.
What it Means for Homebuyers
Real estate experts say homebuyers stand to benefit from clearer title frameworks, especially as demand shifts toward organised and legally compliant projects. The e-Khata push could strengthen institutional participation in Bengaluru’s real estate market by reducing title risk.
Quote from Dhananjaya Padmanabhachar, Director of the Karnataka Home Buyers Forum
"The khata is essentially the record of ownership that gets updated once a property is registered and the title is transferred. The e-Khata push has enabled the digitisation of these ownership records and reduced dependence on physical documents."
