BP Business Solutions Leases Over 10.4 Lakh Sq Ft of Office Space in Pune's Kharadi
BP Business Solutions India Private Limited has leased a massive 10.4 lakh sq ft of office space in Pune's Kharadi micro-market for a total rent of ₹1258 crore for 10 years, according to documents accessed by Propstack.
The office space is located at Gera Commerzone R2, Building 4, and has been leased from KRC Infrastructure and Projects Private Limited. The transaction commenced on April 7, 2025, and was charged at ₹82 per sq ft per month rent, or ₹8.53 crore rent per month.

The space spans across six podium levels and 12 office floors, indicating a large-scale, campus-style occupancy, the documents showed. The company paid a security deposit of ₹51.20 crore and the agreement also stated that it would increase by 4.5% annually, the documents showed.

Kharadi has emerged as one of Pune's most sought-after office corridors, driven by strong demand from global capability centres (GCCs), IT/ITeS firms, and multinational occupiers.
