Listed Real Estate Developers Dominate Land Acquisitions
India's real estate landscape is witnessing a significant trend of consolidation, with listed developers increasingly acquiring a larger share of land deals. According to Anarock data, listed developers secured nearly half of all land deals in FY26, highlighting their growing dominance in the sector.
Key Statistics
- Listed developers accounted for 49% of all land deals in FY2026, up from 40% in FY2025.
- Anarock data shows that developers acquired close to 3,000 acres in FY26 across 111 land deals, with 54 deals for over 1,433 acres by listed developers.
- Godrej Properties led the pack with 17 deals across 443.5 acres, followed by Brigade Group with 8 deals over nearly 81 acres.
Regional Preferences
Bengaluru emerged as the prime hotspot for listed-player land acquisition activity in FY 2026, with around 17 deals for 293+ acres closed in the city. NCR homebuyers, on the other hand, showed a strong preference for trusted, institutional developers, with 66% of new supply in the FY 2026 coming from listed and Grade A companies.

- Bengaluru: 17 deals for 293+ acres
- Pune: 8 deals for 78 acres
- MMR: 7 deals for over 51 acres
- Chennai and Hyderabad: 5 deals each, for 74 acres and 38 acres, respectively
- NCR: 2 deals for 18.6 acres
- Kolkata: 1 deal for 5 acres
Emerging Trends
The surge in demand for ultra-luxury branded residences in NCR is creating a steepening entry barrier for smaller players who lack the liquidity and the ability to develop luxury developments. Anarock's chairman, Anuj Puri, noted that listed developers' capitalizing on this trend will be an interesting development to watch in the times to come.

"Land acquisition is increasingly becoming both capital-intensive and regulation-driven in the last few years. In this scenario, listed developers have a clear edge over unorganized or smaller players, thanks to their easier access to institutional capital and transparent balance sheets," said Anuj Puri, chairman, Anarock group.
