Uttar Pradesh Real Estate Market: No Shortage of Inventory, Says RERA
According to a recent statement from the Uttar Pradesh Real Estate Regulatory Authority (UP RERA), there are currently over 1.15 lakh residential and commercial units available for sale across the state, contradicting claims of a supply shortage and urging buyers to exercise caution when making investment decisions.

The regulator cautioned that frequent claims by some developers and brokers that property prices are likely to rise sharply or that available inventory could soon be exhausted may not accurately reflect market conditions.
Regional Breakdown of Inventory
- Western Uttar Pradesh: Over 60,000 units available, representing nearly 55% of the total inventory
- Central zone: More than 40,000 units available, accounting for around 35% of the stock
- Eastern zone: Over 15,000 units available, accounting for around 10% of the stock
Advice for Prospective Buyers
UP RERA advised buyers to carefully assess their financial capacity and conduct proper due diligence before making any purchase. The regulator also warned buyers against being influenced by claims that prices are set to rise rapidly or that units are likely to sell out quickly.
