Under the Real Estate (Regulation and Development) Act, 2016, developers were mandated to seek approval for any modifications made in the project plans or timelines that need updation.
MahaRERA's active pressure on corrections and extensions indicates a tighter compliance enforcement, ensuring a tight scrutiny over legal parameters and balancing accountability from the developers with growth.
City-Wise Distribution of Projects
The data reveals a dominance of two cities: Mumbai Metropolitan Region (MMR), with 5,494 projects, followed by Pune with 3,566 projects. These two cities have accounted for nearly 88 per cent of all the approvals.
- Mumbai Metropolitan Region (MMR): 5,494 projects, 44% of total approvals.
- Pune: 3,566 projects, 34% of total approvals.
Regional Growth and Development
The MMR region continues to dominate the city's real estate landscape due to dense urbanisation, infrastructure upgrades, and a strong housing demand in the mid-income segment and premium segments.
Pune dominates due to the region's growth in IT, industrial expansion, and affordable housing options.
MahaRERA's Regulatory Efficiency
The MahaRERA's approval of over 10,000 projects in FY26 is not just a volume milestone; it reflects an ecosystem that is maturing in regulation implementation.
While Pune and MMR continue to dominate the markets, peripheral districts are also being included in the growth cycle now.
