Sundaram Alternates (SA), the alternative investment arm of the Sundaram Finance Group, has raised over Rs 2,500 crore through the final close of India’s first ESG-aligned real estate credit fund, SA Real Estate Credit Fund V.
The fund, which started fundraising in October, has already committed over 90% of the capital raised across investment deals.
The final close surpasses the fund's initial target corpus of Rs 1,500 crores, reflecting sustained investor demand for its real estate credit strategy. The fund had earlier crossed Rs 1,000 crores by January end, and investor momentum continued through the final close, the fund said in a release.
It has attracted commitments from a broad cross-section of institutional and high-net-worth investors, including insurance companies, family offices, corporate treasuries, and ultra-high-net-worth investors.
The fund is also sponsored by the Sundaram Finance Group, reinforcing alignment of interest with investors.

“Reaching a final close at Rs 2,500 crores in less than seven months is a validation of the platform we have built... With Fund V now close to being fully deployed this quarter, our focus turns to delivering the outcomes we have committed to, while continuing to build our alternates platform for the next phase of growth,” said Karthik Athreya, MD, Sundaram Alternates.
The fund’s credit strategy is focused on senior secured, amortising and cash-generating deals from brownfield residential projects. It helps prioritise capital protection and downside risk management through conservative loan-to-value structures and strong collateral coverage.
The fundraising comes amid rising investor appetite for structured real estate credit strategies backed by income-generating residential projects and secured lending structures.
Alternative investment platforms focused on real estate debt have seen robust traction from institutional and wealthy investors as traditional bank funding for developers remains selective.
ESG-linked investment strategies are also gaining momentum in Indian real estate, particularly among domestic institutions, insurers and family offices seeking stable yields with governance and sustainability-linked frameworks.
