Mumbai Real Estate Market: Key Statistics for 2025

The Mumbai real estate market witnessed a cooling trend in 2025, with new housing launches reaching a five-year low. According to the Maharashtra RERA data, a total of 42,643 housing units were launched during the year.

Breakdown of Launches in 2025

  • Studio Apartments: 790 units (2% share)
  • 1-BHK and 2-BHK Apartments: 25,061 units (58% share)
  • 3-BHK, 3.5-BHK, 4-BHK Apartments, and 2.5-BHK Apartments: over 10,000 units (23% share)
  • Office Spaces and Shops: over 5,600 units (13% share)

Trends and Insights

According to Rahul Ajmera, a developer at Vasupujya Corporation and a data expert, the preference for larger 3 and 4 BHK apartments has been increasing in the Mumbai real estate market in the last five years post Covid-19.

Despite the decline in new launches, the Mumbai real estate market continued to add tens of thousands of homes in 2025. However, project registrations dropped to their lowest level in five years, with 689 new projects registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA) in 2025.
