WeWork India Secures 2.5 Lakh Sq Ft Workspace Deal in Hyderabad
WeWork India has announced a significant managed office agreement with TMUS India Private Limited, spanning over 2.5 lakh sq ft of workspace in Hyderabad. The deal, worth ₹475.49 crore over five years, will see WeWork design, develop, and manage the workspace on behalf of TMUS India Private Limited.
- The agreement, which covers five floors at Phoenix H10, will accommodate around 1,507 workstations.
- The project is expected to be completed by May 21, 2026, with a total contract value of ₹475.49 crore, excluding taxes.
- The deal has a 60-month tenure, with a 42-month lock-in period.
This managed office contract is WeWork's latest move in the Hyderabad market, following its previous lease of 1.75 lakh sq ft office space at Skyview 20. The company then sub-leased the entire two-floor space to JP Morgan Services India Pvt Ltd for 60 months.
Phoenix - H10 - Tower 1 is a Grade A office building developed by Phoenix Group in Hitec City, with notable tenants such as Dell, HSBC, and Tech Mahindra.
- Recent agreements between WeWork and JP Morgan were registered in November 2025, with WeWork signing a lease deed with Mahanga Commercial Properties Private Limited at a starting monthly rent of ₹1.72 crore.
- The area leased is 1.75 lakh sq ft, with a starting monthly rent of ₹98 per sq ft.
WeWork India has also leased over 1.4 lakh sq ft office space in Bengaluru and Noida, demonstrating the company's continued growth in the Indian market.
