Once, this locality was known for affordable and mid-segment housing; however, now it attracts premium residential developments with high-end buyers looking for areas to invest in. This is backed by institutional and infrastructural reforms in the region. With improved infrastructure, better connectivity and changing buyer preferences are seen as the drivers of this transformation of Ghaziabad turning into a promising luxury housing market.
One prime reason why Ghaziabad is seen as the next premium hub of NCR is due to the large-scale industrial expansion. For ages, Ghaziabad has been viewed as a budget-friendly alternative to Gurugram and Noida. Developers are bringing luxurious and premium projects to the market in areas like Raj Nagar Extension, Indirapuram, Siddharth Vihar and NH-24. “Ghaziabad is seeing genuine interest from families and professionals who want bigger homes, better amenities, and a comfortable lifestyle while still staying well connected to Delhi and other NCR cities. Places around NH-24, Siddharth Vihar, and emerging corridors like Madhuban Bapudham are witnessing strong traction and infrastructure-led growth. With several new developments and improved connectivity planned in Madhuban Bapudham, the location is expected to become an important residential destination in the coming years,” adds Rathore.
The combination of better planning, expansion and low entry prices makes Ghaziabad an attractive option for both end-users and investors. “Ghaziabad still offers better value compared to many established NCR markets, and that is one of the biggest reasons why luxury housing demand here is steadily growing,” adds Rathore. As NCR continues expanding its markets, Ghaziabad is emerging as a new market to divert focus to. With sustained infrastructure and growing luxury projects, the city is redefining its reputation in the premium real estate market.
